Maintenance II

Primary Function: To perform a variety of skilled duties at the journeyman level to ensure proper maintenance and safety of college property and equipment.

Responsibilities: Under the direct supervision of the immediate supervisor: (1) Perform at the journeyman level: duties peculiar to and normally required in the trades of electrician: (a) Install conduit; (b) Run power for low voltage, 120, 240, 277, 480 circuits; (c) Power up equipment and machinery; (d) Troubleshoot and diagnose electrical issues using metering devices; (e) Install lighting and circuitry; (f) Recommend energy savings ideas; (g) Understand/troubleshoot motor controls, sensors and electrical control devices; (h) Be able to read electrical blueprints; (i) Electrical motor maintenance/repair/installation; (j) Understanding of data, alarm, card access & security camera systems installations. (2) Perform plumbing and machinery mechanics following recognized procedures and techniques for such work, (3) Perform building and grounds maintenance: perform same general job responsibilities as Maintenance I (see job description) - general carpentry work in alterations, repair, and maintenance of buildings; general HVAC repair and maintenance; general painting of buildings and furnishings as directed; general masonry work as required; proficiency in the use of hand/power tools and equipment-(table saws, drill presses, powered hand tools, pipe- threader, cutting tools, simple welding, crimping tools) (4) Operate equipment for removal of snow from college property, as necessary; assist with starting vehicles on college property using jumper cables and jump starter. (5) Operate and troubleshoot building control system: Respond to heat and cold calls, trouble shoot, adjust, and repair pneumatic thermostats, switches, controllers, valves, dampers, and actuators. Trouble shoot adjust and repair electric thermostats, switches, controllers, valves, dampers, and actuators. Trouble shoot adjust, and repair control wiring systems to disconnect and connect devices. Trouble shoot electrical systems. (6) Implement special responsibilities: prepare a list of special assignments that reflect institutional and individual goals and ambitions appropriate to the position.

Organizational Responsibilities: Responsible to the immediate supervisor for performance of assigned responsibilities.

Performance Standards: Performance in this position is considered satisfactory when: (1) responsibilities of the position have been carried out at a level to ensure proper maintenance and safety of college property and equipment; (2) effective cooperative relationships exist with other staff members, students and community members.

Qualifications: (1) Education: (a) High school graduate or equivalency; (b) Vocational training with Certification in Electrical Construction or related field, or a combination of education/experience in relevant Electrical related field; (c) Additional education in plumbing, HVAC or other facilities related trades desirable. (d) Refrigerant Recovery Certification desirable (e) Possession of a validated driver's license. (2) Skills, Knowledge and Abilities: (a) Knowledge of and skill in the use of all tools and equipment necessary to perform responsibilities, (b) High mechanical aptitude, (c) Ability to carry out oral and written instructions, (d) Knowledge of equipment maintenance, (e) Ability to work effectively with staff, students, and community members, (f) Initiative, (g) Reliability, (h) Ability to organize work efficiently, (i) Leadership ability. (j) Personal computer skills. (3) Experience: (a) Minimum of five years of experience with at least two years at the journeyman level, (b) Demonstrated competency to perform job responsibilities.
