Summary

The Supervisor, Facilities Strategy & Planning has primary accountability for strategic planning, capital long range forecasting, project budgeting, real estate acquisition/disposition, lease negotiations, space management, building standards, and execution of move services (for non-nuclear sites and facilities). Works collaboratively with internal APS departments and stakeholders to maintain a highly visible corporate presence of real estate and facilities functions and continually seeks opportunities to optimize the company's real estate portfolio while meeting business needs. Leads and develops individuals and teams by leveraging company processes and tools that involve staffing, training, supervising, coaching and performance management to achieve optimal performance.

Minimum Requirements

- Bachelor's degree in Business, Engineering, Construction Management, Facility Management, Project Management or other job related field from an accredited college or university plus four (4) years of experience in Engineering, facility management/operations, corporate real estate, construction management, project management or other job related discipline.

- In lieu of bachelor's degree, combination of college coursework and experience equaling eight (8) years is required.

Preferred Special Skills, Knowledge or Qualifications:

- Previous supervisory experience.

- Understanding of project management processes, principles and methodologies.

- Demonstrated high quality oral, written and presentation communication skills; high quality interpersonal and people management skills.

- Adapts to changing environment, shifting priorities and uncertainty.

- Strong critical thinking and creativity skills along with the ability to exercise sound judgment by making decisions based on accurate and timely analyses.

- Able to understand needs and values of stakeholders and team members and apply that understanding to motivate behaviors and results.

- Proven ability to establish and maintain effective working relationship with all levels of personnel and other departments.

- Proven record of establishing priorities and achieving results.

- Experience in directing multi-discipline teams.

Major Accountabilities

1) Oversees the strategic development and on-going maintenance of the 10-Year Real Estate and Facilities Capital Long Range Forecast (LRF). Socializes LRF and maintains alignment with key business stakeholders and partners as organizational business plans and operational strategies evolve.

2) Selects and develops a high performing team through effective coaching, performance feedback, recognition, training and development.

3) Manages real estate and facilities technical specifications, building design standards, furniture standards and use of company workspace policy to attain and maintain best-in-class portfolio utilization and reduce costs over time.

4) Identifies, develops and implements real estate, capital planning, move management and space management process improvements based on industry best practices.

5) Prepares and develops annual department O&M budget with accountability for executing against budget by managing spending and identifying cost reductions and savings opportunities.

6) Oversees vendor relationships and quality of contracted services delivered by the Facilities Planning team including but not limited to: real estate transactions, space planning, space management, furniture storage, move management, computer-aided facility management (CAFM) and facility condition assessments.

7) Maintains, measures and reports on building system health through the use of Facility Condition Indices (FCI).

8) Prioritizes responsible investments and sustainable solutions that minimizes APS occupied buildings impact on the natural environment while continuing to effectively and reliably support long-term business needs.

9) Manages real estate property acquisition/disposition, lease negotiations and contract management for all existing and future occupied corporate facilities (excludes real estate scope associated with T&D substations, right of ways, easements, condemnations, etc.)

10) Manages and oversees employee personal vehicle programs including parking, trip reduction (e.g., carpooling, ride sharing, metro transit) and electric vehicle charging.

Hybrid:Employees in hybrid roles work both in their home offices (virtually) and alongside their colleagues (in person).

In order for employees to build strong relationships and to promote meaningful in-person interactions, hybrid employees are expected to work about 40% of their time in-person at an APS or other (non-home office) location.
