Location: Columbia, SC 29201
Type of Employment: Full-time w/JLL + IUOE Local 465 benefits
Schedule: On-site, Monday-Friday 8:30 AM to 5:00 PM with a rotating on-call schedule for after-hour emergencies
Reporting To: Chief Engineer

What this job involves:The HVAC Operating Engineer will have a strong focus on operating, maintaining, troubleshooting and repairing facility equipment on all systems. Applicants are expected to demonstrate technical expertise in HVAC and be multi-skilled in others in order to successfully complete daily/weekly work assignments.

What your day-to-day will look like:Operates and maintains one or more systems which provide and establishment with such services as heat, air conditioning (cool, humidify, dehumidify filter, and circulate air), refrigeration, steam or high-temperature water or electricity.

Duties involve: Observing and interpreting readings on gauges, meters and charts which register various aspects of the system's operation, adjusting controls to insure safe and efficient operation of the system and to meet demands for the service provided; recording in logs various aspects of the system's operation; keeping the engines, machinery and equipment of the system in good working order.

To be responsible for the safe and efficient operation and scheduled/unscheduled maintenance during his/her watch of all equipment and systems at the facility.

Repairs machinery or mechanical equipment.

Examine machines and mechanical equipment to diagnose source of trouble' dismantling or partly dismantling machines and performing repairs that mainly involve the use of hand tools in scraping and fitting parts; replacing broken or defective parts with items obtained from stock; ordering the production of a replacement part by a machine shop or sending the machine to a machine shop for major repairs; preparing written specifications for major repairs or for the production of parts ordered from machine shops; reassembling machines and making all necessary adjustments for operation.

To perform maintenance repairs to all equipment and perform facility tours.

Requires rounded training and experience usually acquired through a formal apprenticeship or equivalent training and experience.

Physical Work Requirements & ConditionsMust be available for Call-in work and perform other duties as required.

Ability to lift up to 50 lbs.

Comfort using ladders up to 30 feet tall

Ability to frequently climb, bend, kneel, lift and/or drive

Required Experience, Skills, and Abilities:High School diploma or GED equivalent; trade school education, union training, military service is desirable

Local 465 union member or interest in obtaining membership

Three (3)+ years of relevant work experience, preventive & corrective maintenance of commercial &/or industrial buildings/equipment

Must possess or be able to obtain required EPA Section 608 Universal certification (or within 90 days of employment)

Must possess or be able to obtain required NATE HVAC certification (or within 90 days of employment)

Experience using Computerized Maintenance Management System (CMMS) &/or Building Management System (BMS)

Strong Customer Service & Interpersonal skills

Experience using Microsoft Office (Word, Outlook, Excel, Teams)
