Regional Real Estate Manager (DC/VA/MD)

Summary of Job Description:

The Regional Real Estate Manager (REM) is responsible for locating potential Panda store sites within the assigned geographic area for lease or purchase. This position prepares and implements market studies to determine the feasibility of potential sites. The REM presents potential sites and terms to the Real Estate Site Acquisition Committee (RESAC) and finalizes contract terms for approved sites.

Job Responsibilities:

• Locates potential Panda store sites within assigned geographic area by building relationships with the real estate community.Prepares and implements market studies on the feasibility of sites according to established guidelines, procedures, and policies.
• Negotiates site acquisition and presents potential sites to RESAC for approval. Prepares RESAC packages and ensures that they are delivered to upper management on a timely basis.Meets or exceeds approved plan.
• Responsible for store openings achieving or exceeding RESAC approved sales. Collaborates with Development Manager and Construction Manager to leverage relationships and resources to keep store opening timeline on schedule.
• Finalizes contract terms in collaboration with Legal, Operations, and RD for approved sites.
• Develops and maintains strong relationships with Operations, Legal, RD, and Licensing related to site acquisition and development. Attends Operations team meetings and communicates frequently and effectively.
• Proactively conducts site tours with brokers and Operations team.Consistently updates all required tracking documents and department resources (RD Data Management Platform, Tour Tracker, Monthly updates to Operations partners, etc.).

Must reside around one of the following areas:

• DC
• VA
• MD

Work Environment:

• Approximately 75% travel, including 30% overnight travel. Applicants must be able to meet this requirement with or without reasonable accommodations.

Your background & experience:

• Bachelor's degree in Real Estate or Business or related field required
• 5+ years of real estate-related experience with increasing management/project management responsibility, preferably in the retail/hospitality environment, with strong track record of store openings and approvals
• Successful completion of initial and periodically required trainings.
• Obtaining a valid Food Handler's Card within 30 days of employment is a requirement of this position.

Pay Range: M2: $128,500 - $180,000 / Annual

* Within the range, individual pay is determined using various factors, including work location and experience.
