JOB TITLE Maintenance Worker II JOB DESCRIPTION SUMMARY The Maintenance Worker II performs advanced maintenance and repair work to support the safe and efficient operation of University facilities. This position performs semi-skilled to skilled maintenance tasks in areas such as plumbing, electrical, carpentry, HVAC support, and mechanical systems. The role troubleshoots facility issues, responds to service requests and emergency maintenance needs, and assists with preventative maintenance programs. The Maintenance Worker II may provide guidance to Maintenance Worker I staff and assist in coordinating routine maintenance activities across campus facilities. JOB DESCRIPTION

Responsibilities:

  • Receives, processes, and resolves routine and complex maintenance service requests.

  • Performs semi-skilled maintenance and repair of electrical, plumbing, HVAC support systems, and mechanical equipment.

  • Troubleshot facility issues and identified root causes of mechanical or structural problems.

  • Performs installation and repair of fixtures, equipment, and building components in classrooms, labs, offices, and common areas.

  • Assists with preventative maintenance programs for building systems, including HVAC, plumbing, electrical, and building infrastructure.

  • Responds to emergency maintenance calls during and after regular work hours as needed.

  • Coordinates setup and breakdown of furniture and equipment for university events.

  • Operates and maintains equipment, including forklifts, pressure washers, carpet extractors, power tools, and campus vehicles.

  • Maintains maintenance records, inventory of supplies, and equipment logs.

  • Identifies facility hazards and ensures compliance with safety standards and OSHA guidelines.

  • Assists in training or mentoring Maintenance Worker I staff.

  • Performs general building repairs, including painting, carpentry, drywall repair, and minor electrical and plumbing work.

  • Maintains cooperative relationships with faculty, staff, students, and visitors while resolving maintenance issues.

  • Other duties as assigned.

Minimum Qualifications:

  • High school diploma or GED required.

  • Technical training, vocational certification, or related trade experience preferred.

  • 2-5 years of experience in building maintenance, facilities operations, or related trades.

  • Demonstrated experience performing semi-skilled maintenance work in plumbing, electrical, carpentry, or HVAC systems.

Knowledge, Skills, and Abilities KSAs:

  • Working knowledge of building systems, including plumbing, electrical, HVAC, and mechanical equipment.

  • Ability to troubleshoot and repair facility issues with minimal supervision.

  • Knowledge of OSHA safety practices and proper use of maintenance equipment.

  • Ability to read work orders, diagrams, and basic technical documentation.

  • Ability to operate maintenance equipment and power tools safely.

  • Basic computer skills to document work orders and maintenance activities.

  • Ability to lift up to 50 pounds and perform physical maintenance tasks, including bending, climbing, and standing for extended periods.

  • Working knowledge of building systems, including plumbing, electrical, HVAC, and mechanical equipment.

  • Ability to troubleshoot and repair facility issues with minimal supervision.

  • Knowledge of OSHA safety practices and proper use of maintenance equipment.

  • Ability to read work orders, diagrams, and basic technical documentation.

  • Ability to operate maintenance equipment and power tools safely.

  • Basic computer skills to document work orders and maintenance activities.

  • Ability to lift up to 50 pounds and perform physical maintenance tasks, including bending, climbing, and standing for extended periods.

NORMAL WORK SCHEDULE: This is an hourly, non-exempt position. The normal work schedule is Monday through Friday, 8:00 a.m. to 5:00 p.m.; however, occasional overtime, on-call work, or emergency work on campus (including weekends and evenings) may be required.

TARGET HIRING SALARY: $22.00 - $24.00 ($45,760 - $49,920), commensurate with experience.
