TITLE

Preventative Maintenance Technician

JOB SUMMARY

The Preventive Maintenance Technician performs preventive maintenance, repair, inspection, and diagnostic services on a variety of systems throughout the campus. This role supports a safe and comfortable educational environment by maximizing system performance, reducing downtime, and extending equipment life. The technician works collaboratively with Facilities Management staff to support institutional goals and comply with regulatory and safety standards.

ORGANIZATIONAL RELATIONSHIPS

Reports to: Supervisor, HVAC Operations

Supervises: No supervisory responsibilities

ESSENTIAL DUTIES - May include, but not limited to the following:

  • Conduct routine preventive maintenance on equipment, including: air handlers, rooftop units, chillers, boilers, pumps, VAV boxes, split systems, and related controls.

  • Perform inspections to identify mechanical problems, electrical issues, and efficiency concerns, report findings.

  • Adjust and calibrate HVAC controls, sensors, thermostats, and safety devices.

  • Clean coils, change and/or clean filters, drain lines, blowers, condensate pumps and other components.

  • Check and document refrigerant levels; assist in leak detection and corrective recommendations.

  • Execute basic repairs; coordinate complex repair work with senior technicians or external contractors following campus procurement policies.

  • Maintain accurate maintenance records, work orders, and checklists using the institution's computerized maintenance management system (CMMS).

  • Coordinate maintenance work to minimize disruption to classroom, lab, and research environments.

  • Respond to service requests, handle emergency calls in accordance with departmental procedures.

  • Adhere to all campus safety standards, including lockout/tagout, PPE usage, and confined space procedures.

  • Attend departmental meetings and training sessions as required.

ADDITIONAL DUTIES

  • Completes planned maintenance on all equipment.

  • Observes prescribed work and safety rules.

  • Assists with inventory tracking and supply ordering.

  • Performs other duties as requested.

EDUCATION

High school diploma or GED; Associate degree or technical certification from an accredited institution preferred.

EXPERIENCE

  • EPA Section 608 Certification preferred (Type I, II, III, or Universal).

  • At least 2-4 years of experience in HVAC maintenance (post-secondary campus experience preferred).

  • Ability to read and interpret blueprints, schematics, and technical manuals.

  • Experience working in an institutional, educational, or commercial environment.

  • Proficiency with CMMS (TMA, Maximo, etc.).

  • Additional industry certifications encouraged.

REQUIREMENT

Knowledge of HVAC systems, controls, electrical and refrigeration components.

Must have a valid Texas driver's license and a safe driving record such as required by the university for Driver's Authorization.

Regular and reliable attendance at the University during regular scheduled days and work hours is an essential function of this position.

  • Ability to handle multiple tasks and prioritize work in a dynamic campus setting.

PHYSICAL DEMANDS

The employee must have the ability to occasionally lift and/or move up to 50 pounds.

The employee may be required to travel.

WORK ENVIRONMENT
