Job Summary:

The primary purpose of this position is to lead the Residential Property Team and ensure the organization's real property of approximately 150 leased and owned residential properties in the state of Minnesota are well-maintained to meet the needs of the people we serve.



  • Hire, retain, coach and develop residential property team of 3-4 direct reports.
  • Ensure inspections of residential owned and leased properties are completed every 2 years, taking into consideration the safety and maintenance needs of both the buildings and the clients.
  • Create and maintain a five-year capital plan, including cost estimates, to maintain residential properties through necessary capital improvements with a focus on impact to the environment and safety.
  • Responsible for the oversight of multiple capital improvements.
  • Provide direction, leadership and support to LSS Residential & Customized Support Services, and Youth & Family Lines of Service as it relates residential property maintenance and capital improvements.
  • Build strong relationships with property owner investors to help achieve favorable terms for all new and renewal leases as well as to foster growth of LSS services.
  • Collaborate with LSS Residential & Customized Support Services Line of Service to identify, assess, negotiate & purchase or lease residential properties as the need arises.
  • Develop accurate & detailed scopes of work and negotiate with qualified vendors to develop accurate budgets and optimize capital expenditures.
  • Ensure vendors complete work on time and to agreed-upon standards.
  • Ensure vendor invoices are accurate and processed for payment within agreed-upon terms.


Qualifications and Requirements:



  • Bachelor's degree in Business Administration, Property, Project Management or other related field. Relevant experience of eight or more years may substitute education.
  • Able to elicit and interpret needs and communicate planned projects to stakeholders.
  • Five or more years of team leadership.
  • Three or more years of project management experience.
  • Enhanced lease and contract negotiation skills.
  • Strong customer service skills.
  • Construction background or building maintenance experience and familiarity with building mechanical, electrical, envelope & finishes and residential building codes.
  • Working knowledge of Microsoft Suite and ability to leverage mobile phone-based applications in the field.
  • Strong verbal and written communication skills.
  • Valid driver's license is required.
  • Able to manage multiple tasks effectively in an environment where there is constant change in priorities and work plans.
