Commercial Department

The Commercial Team directs the full lifecycle of Vantage's assets-from initial evaluation through longterm performance-serving as the central owner of strategy, pricing, and commercial decisionmaking. The team leads crossfunctional analysis to guide investment choices, develops datadriven pricing and deal structures, and manages all major customer proposals and negotiations to ensure disciplined, valueaccretive outcomes. Commercial also maintains comprehensive visibility into asset readiness, financial performance, market dynamics, and portfolio trends, providing leadership with clear insights that shape capital allocation and longterm growth strategy. By integrating analytics, governance, and execution, the Commercial Team drives consistent, highquality commercial results and positions the organization for scalable, transparent growth.

Position Overview

This role is hybrid in Denver, CO.

The Director, Commercial Acquisitions is responsible for quarterbacking land acquisition opportunities across partner teams-coordinating crossfunctional inputs and preparing executiveready, actionable materials that advance opportunities through the acquisition approval process and secure required approvals.

This role partners closely with Market Development, Energy, and other crossfunctional stakeholders from early site evaluation through acquisition, ensuring that commercial considerations, risks, and assumptions are clearly articulated and wellaligned prior to execution. The Director also owns the core commercial materials for preacquisition projects, providing a consistent, highquality foundation for leadership review and approval.

As acquisition activity scales, this leader will help establish repeatable underwriting standards, governance rhythms, and decision frameworks that enable efficient evaluation of opportunities while maintaining consistency, transparency, and risk discipline across the portfolio. evaluation of opportunities while maintaining consistency, transparency, and risk discipline across the portfolio.

Land Opportunity Underwriting

  • Lead Commercial's evaluation of land opportunities from funnel entry through closing, ensuring decisions are grounded in a consistent evaluation process and fully surfaced risks/commitments.

  • Partner with Market Development, Energy, and other crossfunctional teams to gather inputs and translate raw data into clear, decisionready recommendations for leadership.

  • Drive consistency and speed in land decisioning by standardizing assumptions, inputs, and presentation formats across opportunities.

Approval Process Leadership & Facilitation

  • Facilitate approvals for commitments and closings related to land acquisitions, including meeting preparation, structured decision flow, and ensuring the right stakeholder inputs are synthesized into the final recommendation.

  • Support scalable governance by reinforcing consistent formats and comparable evaluation across opportunities.

Commercial Book Ownership

  • Own and maintain the Commercial Book for preacquisition projects, ensuring it is decisionready and captures core commercial inputs, capital at risk, returns framing, and key risks/mitigants.

  • Ensure Commercial Books and related governance artifacts are templatized and consistently maintained to improve comparability and reduce errors in decision-making.

Pipeline Visibility & Deal Flow Readiness

  • Provide visibility into acquisition pipeline and activity to support leadership prioritization as deal flow increases.

  • Maintain tight feedback loops with downstream Commercial teams to enable smooth handoff after closing.

Cross Functional Influence & Risk Mitigation

  • Serve as a single accountable commercial owner who synthesizes partner-team inputs into a cohesive recommendation, surfacing risks, capital commitments, and decision implications clearly.

  • Drive alignment across stakeholders by ensuring decisions are grounded in standardized, data-driven governance and documented in Commercial artifacts for durability and transparency.

Leadership & Team Development

  • Lead the Commercial Acquisitions team, including regional analytical support, setting priorities, coaching analytical rigor, and raising the bar on executive communication.

  • Additional duties as assigned by Management

Job Requirements

Education:

  • Bachelor's degree in Business Administration, Real Estate, Economics, or a related field required.

  • Advanced degree (MBA, MS-Finance) a plus but not required.

Experience:

  • 8-10+ years of experience in acquisitions, investments, portfolio/asset management, corporate finance, real estate/infrastructure, or related analytical roles with increasing leadership responsibility.

  • Proven track record driving cross-functional diligence and decision governance in complex, capital-intensive transactions (including site/land evaluation and acquisition lifecycle leadership).

  • Experience with data centers, digital infrastructure, or large-scale commercial real estate is strongly preferred.

Skills:

  • Strong analytical and business judgment; ability to synthesize cross-functional inputs into executive-ready recommendations and clear commercial narratives.

  • Demonstrated ability to lead structured governance forums and enforce consistent, comparable decisioning.

  • Advanced Excel and PowerPoint required; experience building and maintaining templates/playbooks and "single source of truth" reporting artifacts strongly preferred.

  • Strong stakeholder management across functions involved in land evaluation and acquisition (e.g., Market Development, Energy, Construction, Sales/SE, Finance, etc.).

  • High attention to detail, strong ownership mindset, and ability to operate effectively in a fast-paced environment with multiple stakeholders and competing priorities.

  • Travel up to ~10% (or as business needs require).

Additional Details

  • Salary Range: $195,000 - 215,000 Base + Bonus (this range is based on Colorado market data and may vary in other locations)

  • This position is eligible for company benefits including but not limited to medical, dental, and vision coverage, life and AD&D, short and long-term disability coverage, paid time off, employee assistance, participation in a 401k program that includes company match, and many other additional voluntary benefits.

  • Compensation for the role will depend on a number of factors, including your qualifications, skills, competencies, and experience and may fall outside of the range shown.
