FCI Residential is a part of Florida Crystals Corporation's real estate division, which focuses on multi-family residential development in urban and in-fill areas. The real estate division currently has approximately 3,300 units in the development process throughout Florida.


OVERVIEW

Carries out supervisory responsibilitiesin accordance withFCI Residential'spolicies.Responsible for overall maintenance of the property by having a working knowledge of the entire property's systems and related code requirements, including fire protection,access control systems, grounds, internal structural plans, HVAC, electrical and plumbing.Responsibilities include trainingmaintenance employees; planning, assigning, andoverseeingthird partywork; appraising performances; rewarding and disciplining employees; addressing complaints and resolvingresidentproblems.

DETAILED ROLES & RESPONSIBILITIES:



  • Complies withbuilding, county, and safety codes/standards, ensuringlegal compliance and accident-free operations.





  • Resolvesmaintenance issues in HVAC, electrical, plumbing, and appliance repair.





  • Handles resident service requests promptly and courteouslyto ensure resident satisfaction and retention.





  • Leads by example, embodying FCI Residential's core values and standards for team culture and accountability.





  • Selects andretainsqualified team members for effective collaboration.





  • Executes preventative maintenance programs to preserve building valueandpreventscostly breakdowns.





  • Inspects work performed by contractors, vendors and other service providersto meetqualitystandardsand adherence to scope.





  • Manages the make-ready and apartment turnover processwith attention to detail and efficiency.





  • Optimizesoperation levels for all property componentsto keepsystems efficient and cost-effective.





  • Reviews expenses and budget weekly with Property Managertocontrolscosts and ensure financial health.





  • Assesses HVAC, appliance, electrical, and plumbing repairs andstrategicallydecides on contractor involvement.





  • Recommends maintenance and capital improvements to sustain property valueand long-term planning for asset growth.





  • Inspects work performed by other maintenance team membersto ensure internal standards and corrective action.





  • Manages care, maintenance, and inventory of all community equipment and supplies.






  • Maintains property curb-appeal and safety/compliancethrough general upkeep.





  • Maintains clean, safe workshop and storage areas, and adequate inventoryof supplies and parts.





  • Completes required training courses and ensurestimelycompletion bymaintenanceteam.



ESSENTIAL CAPABILITIES (KNOWLEDGE, SKILLS, ABILITIES AND PERSONAL ATTRIBUTES)



  • Motivated, able to build trust and communicate effectively with leadership and staff, fosteringteamwork.





  • Physically demanding role; mustliftupto 25lbs.and heavier weights (over 50lbs.) only with assistance.





  • Must work in various weather conditions.





  • Must travel independently outside the community; valid driver's license and insurancerequired.





  • Results-oriented, accountable for performance and committed toself andteam improvement.





  • Strong problem-solving, technical, analytical, and operational skills to manage tasks and teams.





  • Excellent written and verbal communication skills.





  • Leadership experiencepreferred.





  • Knowledge of risk management, OSHA, MSDS.





  • Skilled in HVAC(split units, RTU's,etc.), plumbing,electrical,appliance repair, carpentry, drywall, painting.





  • Safety-focused with keen attention to detail.





  • Professional appearance.





  • Proficient with Microsoft Office and comfortable with technology platforms.





  • Englishrequired,bilingual a plus.

ESSENTIAL REQUIREMENTS



  • High school diploma or equivalent required; college degree preferred





  • 5+ yearsofexperience in trades, facilities, or residential building maintenance





  • HVAC certification and/or EPAUniversalrequired





  • Flexible schedule, including extended hours and availability for emergency situations at the property, including an on-call rotation.
