Overview
Provide work direction to Maintenance Technician I and II by planning and assigning maintenance work for the Blackhawk Technical College Facilities Department. Utilize journeyman skills to complete a variety of maintenance-related tasks and duties as needed to meet College needs. Proactively identify maintenance needs on College campuses to minimize more costly repairs. This position will be open until filled, with a first review date of February 9, 2026. Responsibilities
Prepare and coordinate the distribution of work order assignments to the maintenance staff; expedite the performance of maintenance and repair tasks as required.
- Orient, train and instruct employees in proper maintenance and housekeeping duties and procedures, and department software programs.
- Operate computers using maintenance management, technical or architectural design, work order, word processing, project management and email/calendaring software programs.
- Monitor building automation systems making adjustments as needed and/or dispatching mechanics as required.
- Instruct employees in safety practices and procedures and assure that they are being followed.
- Recommend and purchase materials and equipment for the department.
- Maintain high level of service to respond to customers.
- Perform preventive maintenance and repair on electrical appliances, motors, HVAC, and plumbing equipment.
- Perform complex mechanical maintenance and repair work on large heating and cooling systems; adjust, repair and/or replace valves and worn or defective parts as needed.
- Keep records, reports and other documentation.
- Bulk order any necessary supplies for inventory; inspect and order lawn and snow removal supplies to maintain appropriate stock levels.
- Maintain grounds, campus roads, sidewalks, and parking lots including lawn mowing, trimming, irrigation, and snow removal for required Campus buildings.
- Operate College vehicles and perform routine vehicle maintenance.
- Perform various support services, such as room set up and transportation/distribution of deliveries.
- Perform journeyman level carpentry work in the alteration, repair and maintenance of buildings and equipment.
- Perform complex mechanical maintenance and repair work on large heating and cooling systems; adjust, repair and/or replace valves and worn or defective parts as needed.
- Perform necessary surface preparation and apply paint, shellac, varnish, enamel, stain, or other protective to various surfaces, using brush, spray, roller, cloth, or other means.
- Perform assistance as needed for mail services.
- Perform Maintenance Mechanic II duties as needed.
Qualifications
Knowledge, Skills & Abilities:
- Specialization in carpentry, plumbing, painting and/or HVAC.
- Comprehensive knowledge of the tools, equipment, materials, methods, and practices used in the construction, repair, and maintenance of buildings.
- Comprehensive knowledge of the principles of heating, ventilating, and air-conditioning as applied to building operations.
- Comprehensive knowledge of the maintenance and repair of electrical equipment, mechanical devices, electrical motors, and fixtures.
- Considerable knowledge of personal computers, spreadsheets, word processing, maintenance management, and building automation systems.
- Considerable knowledge of occupational hazards and safe work practices.
- Ability to plan, organize, direct, and perform work in the maintenance and repair of buildings.
- Ability to train employees in duties and in safety practices and procedures.
- Ability to make repairs on mechanical equipment and analyze and diagnose problems from malfunctions in the equipment.
- Ability to use different tools and equipment and perform skilled hand and bench work.
- Ability to establish and maintain effective working and public relations.
- Ability to carry out work orders and directives from written and oral instructions.
- Ability to interact with diverse populations.
Education & Experience:
- Associate degree or equivalent combination of education/work experience.
- Five years of work experience involving general repairs and maintenance to building construction systems in mechanical and electrical systems, heating, ventilating, air conditioning and related areas. Two of the five years of experience must be at a responsibility level equivalent to a Maintenance Technician II level.
- Relevant training at a technical school, college, university, or apprenticeship program may be substituted on a year-for-year basis to meet the work experience requirement.
- Experience coordinating work and departmental activities is desired. Scheduling and work order experience is desired.
