        The Director of Preconstruction will provide the leadership, guidance, training, platform, controls and monitoring for Preconstruction, Estimating and Project Management staff to consistently perform pursuit, preconstruction, estimating and procurement across all regions. The Director of Preconstruction will also be responsible for the overall marketing message of DB, IPD and preconstruction services, including selling of these professional services. Some things you can expect to do: 
 Ensure team members understand what is expected of them and hold them accountable for performance, provide regular feedback and have development conversations, delegate appropriate tasks and provide timely and meaningful recognition. Raise the level of preconstruction services delivered on projects by Preconstruction and Project Management staff by providing: Pursuit best practices; Templates, tools, and processes to accurately scope, schedule and budget during the preconstruction phase of projects; effective design-management skills and supporting materials (ex., Design Scope/Estimate Log); Cost history, and current market data, with various levels of detail to support accurate estimating from the conceptual to detailed level; Procurement strategies and supporting materials; Intuitive and easy-to-access tools to support the items above; Training to support the items above. Promote Design-Build and IPD project delivery methods internally and externally. Promote competitive pricing and procurement strategies. Provide continuing education in building systems. Sell the value of preconstruction/design management services on project pursuits. Help to balance/leverage workload across all regions for Preconstruction and Estimating staff. Share best practices and lessons learned across all regions for Preconstruction and Estimating staff. Identify, define and manage positions that are needed nationally for Preconstruction and Estimating (ex., administrators of estimate template, MEP Specialists, cost analysts, etc.). Assess and promote professional development for direct reports. Implement, and hold team accountable to, corporate goals and initiatives.  
 
Job Requirements: 
 Four-year college degree in construction management or construction engineering. Minimum 10 years construction experience and 5 years in preconstruction role. Proven ability to manage teams successfully and profitably. Estimating background with experience in conceptual estimating. Makes effective and convincing presentations. Advanced knowledge of construction means and methods, building types, estimating, scheduling, cost control and material pricing. Effectively prioritizes and balances big picture and immediate responsibilities. Ability to listen effectively, value the opinions of others and acknowledge contributions of others. Ability to train, manage and hold staff accountable to get results consistent with corporate plans. Thorough understanding of the design/build and IPD delivery processes. Thorough understanding of value design and budget control during the planning and design phases. Thorough knowledge of the architectural, engineering, and construction processes. Maintains balance of costs and aesthetic quality. (no "slash & burn").  
 
You will really standout if you: 
 Have hyperscale data center project experience. Are comfortable and effective in delivering formal sales presentations and have advanced knowledge of preconstruction means and methods, estimating, scheduling, cost control, and material pricing and design management.  
 
Compensation:
The salary range is $170,000 - $ 220,000. The salary base rate may vary within the anticipated range based on factors such as the ultimate location of the position and the selected candidate's knowledge, skills, and abilities. Position may be eligible for additional compensation that may include commission and/or an incentive program.
