About the Job
The Investment Analyst will be responsible for strategic analysis, reporting and market research and data tracking for a nationwide portfolio of newly constructed multifamily assets, as well as a pipeline of planned development projects. This position supports the Investment Management team with analytics and due diligence required to maximize value and accomplish portfolio objectives, as well as collaborating with and providing support to other departments within the organization, including the development, acquisition, capital markets, construction, accounting and finance teams. The position will report to the Director, Underwriting.
Essential Functions & Responsibilities Investment Management
Create, update and refine financial and business models (e.g. cash flow, valuation, reforecast) to support the strategic decision-making process. Prepare various hold/sell, refinance/recapitalization, comparative and other ad hoc analyses. Prepare quarterly comp set rent analysis for assets in development and under construction. Assist with producing due diligence materials for capitalization and disposition of assets. Evaluate various third-party data platforms to inform efficiency-based decisions across the portfolio. Facilitate implementation of collaboration and consistent process for Investment Management across all regions.
Reporting
Prepare and distribute periodic operational reports for internal and external parties (e.g. weekly leasing, monthly cash flow projection and KPI, quarterly investor, and annual business plan). Work closely with JPI data analytics team to develop Investment Management dashboard and enterprise reporting system utilizing third party data integration platforms.
Market Research
Monitor leasing and operating performance of comparable properties in each JPI market. Conduct periodic tours of JPI and comparable properties to gain insight into market trends, amenities, absorption, pricing and demand drivers. Develop and maintain broker relationships and track operating expense, cap rate and other information for stabilized asset sales, as well as monitoring upcoming supply. Track multifamily deliveries and supply pipelines Participate in the selection process for third party property management and investment sales brokerage. Participate in preparation of marketing materials for capitalization of new development opportunities. Monitor and track critical department deadlines and deliverables. Collaborate with Land Acquisition and Development teams to inform underwriting assumptions for new opportunities.
Non-Essential Functions & Responsibilities
Maintain current knowledge of real estate markets by monitoring relevant publications, attending industry events, and leveraging contacts with industry professionals. Other duties as assigned.
Education, Work Experience, & Physical Requirements
1-3 years of prior work experience demonstrating an understanding of financial analysis, with the ability to calculate and interpret investment return metrics (NOI, Cap Rate, IRR, NPV, Levered vs. Unlevered Returns, Return on Cost, etc.). Excellent verbal and written communication skills, including the ability to effectively communicate with internal and external customers. Excellent financial modeling and problem-solving skills. Must be able to work under pressure and manage multiple projects and shifting priorities, meeting deadlines while maintaining a positive attitude and providing exemplary customer service. Ability to work independently, think both strategically and tactically, and carry out assignments to completion within the provided parameters.
