Overview
The Maintenance Team of the Taggart Student Center Operations Department maintains and repairs building mechanical systems, finishes, and equipment, etc. to maximize a healthy, safe, pleasant, and functional environment. The Maintenance Team performs "handyman" type of work not custodial or building cleaning though the Maintenance Team may be asked to help the Custodial Team on occasion.

The Maintenance Team Supervisor supervises a team of full-time and hourly employees. The Supervisor oversees daily operations, ensures the safety and functionality of building systems, and promotes excellent customer service. The position reports to and receives direction from the Director of the Taggart Student Center.

This position will be hired as either a Supervisor I or Supervisor II (please see Qualifications section).

Responsibilities
Key responsibilities include:
  • Hire, train, schedule, coach, and evaluate full-time and hourly staff.
  • Supervise daily operations and coordinate projects, assignments, and preventive maintenance schedules.
  • Ensure compliance with University policies, safety standards, and regulatory requirements.
  • Develop and implement preventive and corrective maintenance programs; assign and monitor work orders.
  • Performs preventative and corrective maintenance work on building mechanical systems and finishes.
  • Maintain accurate records of maintenance work, inspections, and equipment inventories.
  • Manage budgets, approve timecards and leave requests, and recommend purchases of supplies and equipment.
  • Respond to emergencies, perform hands-on maintenance as needed, and serve as on-call supervisor.
  • Support event operations and collaborate with University Facilities, vendors, and contractors.
  • Promote continuous improvement in safety, environmental practices, and customer service.


Qualifications
Minimum Qualifications:
  • The position will be filled at either a Supervisor I or Supervisor II level based upon qualifications and assigned duties:
    • For Supervisor I - Three years of experience in a related field with one year of experience supervising others or an equivalent combination of education plus experience is required.
    • For Supervisor II - Five years of experience in a related field with two years of experience supervising others or an equivalent combination of education plus experience is required.
  • Basic experience with the following: HVAC, electrical, plumbing, finish work i.e. drywall, painting, and preventative maintenance programs.
Preferred Qualifications:
  • Licensed and/or certified in building mechanical systems.
  • Experience with project coordination

  • Facility management and building systems (mechanical, electrical, plumbing).
  • Supervisory principles, performance management, and staff development.
  • Preventive and corrective maintenance practices.
  • University, state, and federal compliance and safety regulations.
  • Budgeting, purchasing, and inventory management.
  • Leadership, team building, and conflict resolution.
  • Project planning, scheduling, and prioritizing.
  • Troubleshooting and performing maintenance on building systems and equipment.
  • Effective communication, both oral and written.
  • Record keeping, reporting, and use of computerized maintenance management systems.
  • Motivate, mentor, and evaluate a diverse workforce.
  • Interpret technical documents, codes, and safety standards.
  • Perform physically demanding tasks in a safe and efficient manner.
  • Respond quickly and effectively to emergencies and operational changes.
  • Provide excellent customer service to students, staff, and visitors.
  • Adapt to changing priorities while maintaining a high level of professionalism.

The environment and physical requirements may change depending on specific function of the work each unit supervises. Incumbents may be in both indoor and outdoor environments. Indoors, in an office space, event space, or public space are protected from weather conditions, but not necessarily from temperature changes. Incumbents often use repetitive hand motion (such as typing).

Outdoors, incumbents are not protected from weather conditions and may be exposed to extreme heat and extreme cold. Additionally, indoor or outdoor work environments may include being confined or in narrow spaces for periods of time. The incumbent may also be exposed to loud noises, vibrations, from equipment, and conditions that may affect the respiratory system, such as fumes, odors, dusts, mists, gases, and poor ventilation. Bending, crawling, and crouching may be required. Incumbents may be required to lift, push, and/or pull objects around 50 pounds and be required to walk and/or stand for long periods of time. Incumbents nearly continuously listen, hear, and talk.
