Job Duties: Associate, Asset Management with Goldman Sachs Bank USA in Dallas, Texas. Review and evaluate real estate, secured lending, corporate, and other investment opportunities. Perform financial analysis, including evaluating financial projections, modeling returns, evaluating risk, proposing terms and reviewing social impact. Analyze and form views on domestic real estate markets to screen and perform due diligence on potential investment and/or lending opportunities. Conduct due diligence on developers, budgets/cash flows, zoning and market potential. Present at investment committee and prepare investment memos. Review and negotiate transactional legal documentation, including but not limited to: term sheets, loan agreements, equity joint venture operating agreements, and offering documents. Coordinate with internal and external stakeholders to close investments and complete due diligence on areas including reputational risk, insurance and environmental. Take an active role in managing investments by monitoring construction, development, and leasing progress, participating in making strategic decisions, and conducting ongoing valuation of assets. Oversee client relationships with development partners, sponsors, public sector partners, community development organizations, trade organizations, property management companies and servicers. Mentor team members and train Analysts and new Associates. Job Requirements: Bachelor's degree (U.S. or foreign equivalent) in Finance, Accounting, Real Estate, Business Analytics, Economics or a related field and two (2) years of experience in the job offered or in a related role. Prior experience must include two (2) years of experience with: working on structured transactions with complex capital structures, including different types of public sector capital and subsidy programs, and investment structures including preferred equity, common equity, senior debt, subordinate debt, mezzanine debt, seller notes, and stretch senior positions on real estate; using financial modeling to compute return metrics and determine profit & loss drivers, accounting methodologies, and regulatory capital requirements; developing written materials that summarize research and investment thesis, risks, analyses, and returns for investment committees; writing internal investment committee memos, presentations, and postings to senior management as well as external legal term sheets and marketing materials for clients; participating in structuring, negotiating and documenting investments, including reviewing legal agreements and coordinating with internal and external stakeholders; and performing portfolio management duties, including ongoing valuation, monitoring development progress, tracking covenant compliance, reviewing client reports and interacting with servicers.
