In this position, you will conduct appraisal analysis for the review, adjustment, and support of business asset values resulting in fair and equitable property valuation in Maricopa County. We Require
Bachelor's degree in real estate, property appraisal, civil engineering, urban planning, accounting, finance or a related field A combination of post-secondary education and/or job-related experience may substitute for the minimum qualifications on a year-for-year basis Must attain a DOR Level I and DOR Level II certification within 18 months of hire Must successfully attend and complete the following advanced level coursework within 24 months of hire:
IAAO 112 Advanced Income, IAAO Workshop 171 Standards of Professional Practices and Ethics, or IAAO Standards of Practice and Professional Ethics Supplement (online) Either IAAO 151 or an Appraisal Foundation approved two-day USPAP course IAAO Course 300 Fundamentals of Mass Appraisal

Three years of experience in an appraisal or property environment such as real estate, construction, property inspection, titling, mortgage, or similar environments Two years appraisal experience, preferably in an Ad Valorem environment One year experience performing discovery, measurement verification or other technical functions related to property appraisal or assessment Post graduate courses in statistics, accounting, or economics Advanced appraisal training and continuing education
Job Contributions
Produces fair and equitable values by confirming asset data and analyzing existing asset data for trends Evaluates property and agricultural operations to ensure statutory requirements are being meet Reviews, researches, and analyzes variance and other valuation reports to identify discrepancies and make necessary adjustments and corrections Review Statutory documents for compliance with statute Alerts management on unusual or high-impact property issues and valuation problems and makes recommendations for resolution Works with Field Appraisers and Senior Field Appraisers to coordinate data integrity, reviews the information provided by Field and Senior Field Appraisers, and works with them to request additional property information, follow-through, and training support Resolves discrepancies and claims by researching and analyzing statutory requirements for appeals and noticing processes, meeting with property owners regarding appeals, and participating in field visits as needed Researches and prepares appeal packets and represents the Assessor's Office at State Board of Equalization (SBOE) Hearings Follows noticing processes and ensures any outcomes are accurately recorded Educates the public and cultivates public trust by meeting with property owners or their representatives to listen, inform, and guide Provides prompt, responsive, and accurate service when dealing with the public Ensures the Assessor's Office produces fair and equitable values by statutes by demonstrating a high degree of knowledge and the ability to apply a full range of appraisal principles, methods, and procedures including the appropriate application of statutory valuation
Working Conditions
Primarily office setting with some fieldwork walking large distances in desert conditions resulting in exposure to dirt, extreme heat, cold and dangerous flora and fauna. Dirt road travel will be required. Must possess or have the ability to obtain a valid Arizona driver's license and have access to a personal vehicle by the time of hire
