Qualifications
Minimum Requirements:
- High School Diploma or GED required.
- At least five (5) years of experience in building maintenance.
- Valid driver's license and the ability to safely operate a motor vehicle.
- Certification in a technical trade preferred (electronics, HVAC, electrical, etc.).
- Computer literacy and working knowledge of MS Office applications.
- Ability to manage multiple projects simultaneously and prioritize appropriately.
- Working knowledge of project management techniques.
- Good oral and written communication skills with internal and external contacts at all levels.
- Good manual dexterity.
- Ability to read and understand procedures, technical drawings and architectural blueprints.
- Basic knowledge of electronics, electrical repair, plumbing repair, carpentry, drywall repair, HVAC theory of operation, mechanics, safety procedures, preventive maintenance systems.
- Good organization and administrative skills.
- Ability to work with computers and the necessary software typically used by the department.

- Maintain on call responsibilities which may include after hours.
- Ability to use basic hand and power tools, material handling, safety and personal protective equipment.
- Close, distance, color, and peripheral vision as well as depth perception and the ability to adjust focus in order to set up and repair equipment.

Responsibilities
Summary: The Facilities Coordinator plans, organizes, oversees and performs a wide variety of facility equipment, maintenance and repair work. Directs and coordinates the work of contractors using project management techniques. Responsible for overall facility security and safety. Primary Duties and Responsibilities:
- The Facilities Coordinator plans, schedules, oversees and performs preventive maintenance as scheduled on facility and all support equipment. Ensures timely structural repairs to the building and parking areas. Insures that all building and equipment warranties are exercised when necessary.
- Ensures safe and efficient operation of the facility security systems, including maintenance and modification of computerized building access and control equipment.
- Plans, organizes, schedules, coordinates and oversees the work of contractors performing building and equipment maintenance, repair and janitorial services. Inspects completed work to ensure compliance with applicable standards. Tracks progress to ensure work is completed on time and within budget.
- The Facilities Coordinator negotiates and administers contracts for specialized facilities, maintenance and repair work. Performs project management to include tracking budgets for work projects, overseeing execution, resolving problems, recommending contract change orders, and preparing progress reports. Coordinates employee and departmental offices moves using internal and contracted resources.
- Assists with the preparation of and manages the annual facilities budget, estimates contractor costs and capital equipment needs, monitors expenditures after budget approval and approves requisitions for the purchase of materials and supplies.
- The Facilities Coordinator maintains and orders facilities supplies, tools and equipment, as well as paper supplies for copiers, janitorial supplies, coffee services and vending services. Supports scheduled and special events with set up, tear-down and contracting additional resources as needed.
- Schedules fire inspections and fire drills. Maintains and publishes emergency action and evacuation plans. Provides direction and to the management team. Manages and maintains defibrillator and medical supply cabinets.
- Serves as the primary point of contact between company and all vendors and contractors, including but not limited to: vending, security system, HVAC, parking lot maintenance, fire suppression system, lawn care, snow removal, cleaning crew.
- Maintains contact with business park management to ensure adherence to business-park covenants.
- Generates reports on the status of preventive maintenance projects and work tickets. Maintains preventative maintenance database for facility.
- Performs other duties as assigned.
