SUMMARY OF DUTIES:

The Senior Real Estate Specialist is responsible for managing Amtrak's real estate portfolio and transactions in an assigned territory in order to support the operations and projects of the railroad, reduce operating expenses, maximize revenues, and enhance safety.

ESSENTIAL FUNCTIONS:



  • Manage agreement analysis and negotiation of business terms for various commercial real estate transactions.
  • Draft and send communication/notices to occupants and tenants.
  • Draft agreements and amendments for review.
  • Prepare contracts for execution and request Certificates of Insurance.
  • Work closely with Accounts Receivable department to set up and maintain monthly recurring payment schedule.
  • Resolve any discrepancies in requested payment amounts directly occupants, tenants, and property managers.
  • Manage lease administration database of entire real estate portfolio by building, maintaining, and updating database.
  • Prepare and manage monthly real estate reports on active owned properties, generate established reports in timely manner.
  • Prepare and manage budgets and forecasts.
  • Ability to evaluate several possible actions and use discretion to make the appropriate decision on various real estate matters.
  • Identify and resolve problems while providing exceptional customer service
  • Escalate matters to Real Estate Manager and/or Senior Director of Real Estate when needed to ensure timely project completion.



MINIMUM QUALIFICATIONS:



  • Bachelor's Degree required OR equivalent combination of training, education and relevant experience may be considered in lieu of a degree.
  • Excellent and professional communication, collaboration, and interpersonal skills sufficient to work in multi-disciplined groups to achieve desired results.
  • Practical experience with MS Office products, particularly Word, PowerPoint, Excel, and SharePoint.
  • Practical experience with SAP, Maximo, lease management software, geographic information systems (GIS), Icertis, and Documentum.
  • Expertise in legal provisions and agreement administration related to real estate transactions.
  • Understanding of engineering drawings and land surveys.
  • Principles of railroad operations and how real estate development contributes to operational and non-operational revenue generation.



MINIMUM KSA (Knowledge, Skills and Abilities):



  • Proficiency with Microsoft Office Suite (i.e. Word, PowerPoint, Excel, SharePoint).
  • Experience with Google Earth Pro and Adobe Pro.
  • Ability to travel 25%.



PREFERRED QUALIFICATIONS:



  • Bachelor's degree in real estate, Business Administration, or other related field or the equivalent combination of education and training/experience.
  • Railway or commercial real estate experience
  • 3-6 years of relevant experience preferred
  • Advanced practical experience with SAP, Microsoft Power BI and Power Automate.
  • Railroad industry experience
  • Knowledge and understanding of accounting and finance principles and familiarity with their applications flow and impact with respect to real estate analysis



WORK ENVIRONMENT:



  • Work is performed onsite in Philadelphia, PA
  • Frequently works long hours and is required to be on-call and available on an emergency basis.
  • Frequently handles multiple projects simultaneously.



COMMUNICATIONS AND INTERPERSONAL SKILLS:



  • Must have excellent oral and written communication skills.



The salary/hourly range for the Senior Real Estate Specialist is $78,600-$101,844. Pay is based on several factors including but not limited to education, work experience, certifications, internal equity, etc. Depending on an employee's assigned worksite or location, Amtrak may consider a geo-pay differential to be applied to the employee's base salary. Amtrak may offer additional incentive and pay programs to recognize and reward our employees, including a short-term incentive bonus based upon factors such as individual and company performance that is commensurate with the level of the position and/or long-term incentive plan compensation.
