MPI Investment Analyst

SUMMARY

Mortenson Properties Inc. ("MPI") is currently seeking an Investment Analyst that will provide underwriting and complex financial modeling, including cash flow projections, investment analysis, and competitive set research for target markets. This role supports portfolio management, commercial real estate opportunities, and investment decisions through detailed financial analysis.

RESPONSIBILITIES



  • Underwrite and perform financial analysis for real estate acquisitions and asset management decisions, including cash flow projections in Excel and ARGUS
  • Assist in analyzing potential investments and prepare investment committee materials
  • Develop opinions on target markets by researching supply/demand fundamentals and maintaining competitive set analyses
  • Support due diligence and closing processes, including legal and asset management through acquisition/development to disposition
  • Evaluate capitalization and financing strategies and develop financial models to support credit analysis
  • Prepare investment summaries, monthly investment summary & pipeline, board materials, and track/manage pipeline activity for reporting
  • Engage with MPI strategic markets, represent MPI at networking events, and build relationships with local players and diverse backgrounds
  • Assist in other projects and duties as requested, including supporting due diligence efforts for acquisitions, dispositions, or refinances


QUALIFICATIONS



  • Bachelor's Degree in Real Estate, Business, Economics, Finance, or equivalent experience
  • Two plus years of experience in commercial real estate or related field; underwriting experience preferred
  • Familiarity with real estate finance, operations, leasing, and development concepts
  • Advanced analytical skills with financial modeling ability using Excel; ARGUS experience preferred
  • Strong underwriting ability, including property valuation and submarket forecasting
  • Strong organizational, written, and verbal communication skills
  • Effective collaboration and interpersonal skills
  • Highly motivated with interest in real estate finance
  • Ability to handle multiple deadlines

The base pay range for this role is $68,000 - $102,900. (Actual range is higher for the following office locations: Denver, CO and Chicago, IL - 5%, Seattle, WA, and Portland, OR - 10%, Washington, D.C. - 12.5%).

Base pay is positioned within the range based on several factors including an individual's knowledge, skills, and experience, with consideration given to internal equity. This position is eligible for Mortenson's incentive plan.
