Preconstruction Manager

Purpose
The Preconstruction Manager plays a pivotal role in the planning and preparation phases of construction projects. This position involves collaborating with clients, engineers, and internal teams to ensure projects are accurately scoped, budgeted, and scheduled before construction begins. The ideal candidate will have strong analytical skills, excellent communication abilities, and a deep understanding of construction processes.

Focus & Scope
Essential duties and responsibilities, i.e. those which are basic, necessary, and an integral part of the job, are indicated below:

Technical / Specialty Area
  1. Lead all preconstruction efforts including early works packages, design-phase estimating, budgeting, scheduling, and coordination of working groups.
  2. Collaborate with clients, stakeholders, engineers, and subcontractors to clearly define project goals, scope, and technical requirements.
  3. Prepare and manage detailed cost estimates throughout all project phases; track and control budgets to align with project objectives.
  4. Coordinate and lead the pricing component of preconstruction, including opinion of probable construction cost (OPCC) and milestone pricing meetings.
  5. Prepare, submit, and track all preconstruction invoices; maintain accurate financial records and documentation.
  6. Develop, update, and maintain comprehensive preconstruction and project schedules; identify critical path items, risks, and develop mitigation strategies.
  7. Coordinate with engineer clients and subcontractors to ensure alignment of project requirements.
  8. Facilitate and manage a value engineering and innovations log to enhance project efficiencies and cost-effectiveness.
  9. Review and analyze design and construction documents for accuracy, consistency, and completeness.
  10. Create and manage a robust Risk Register and Assumptions Log, proactively identifying and addressing potential project challenges.
  11. Provide clear directions and maintain working relationships with internal and external team members; foster a collaborative and high-performing team environment.
  12. Ensure proper project setup and handoff processes to operations/construction teams to enable seamless project execution.
  13. Promote a culture of teamwork, accountability, and continuous improvement within the preconstruction process.
  14. Serve as a liaison between estimating, design, project management, and construction to ensure project alignment and readiness.

  • Director of Collaborative Delivery, Chief Estimators, Estimators, Project Executives, Project Managers, Superintendents, Area Managers, Regional Managers, Business Development Representatives, Project Engineers

Role Qualifications & Requirements

Education:
  • Bachelor's degree in construction management, civil engineering, or related field, or equivalent combination of technical training and related experience
Experience& Industry Expertise:
  • Proven experience in preconstruction management or a similar role within the construction industry, preferably in alternative delivery methods (i.e., CMGC, DB, PDB).

Specific Job Requirements:
  • Successful completion of pre-employment drug, alcohol, and background investigation.
  • Valid Driver's License.
  • Ability to preserve confidential and proprietary information and avoid conflicts-of-interest.
  • Strong knowledge of construction processes, materials, methods, and associated risks.
  • Proficiency in estimating software and project management tools.
  • Excellent writing, editing and communication skills.
  • Ability to plan and manage projects.
  • Proficiency in Microsoft Office programs (Word, PowerPoint, and Excel).
  • Ability to work on multiple deadlines in a fast-paced environment. Ability to manage projects simultaneously and meet multiple deadlines.
  • Ability to coordinate and work with multiple clients (internal and external) and stakeholders.
  • Ability to create and manage schedules.
  • Commitment to high quality work and a strong attention to detail.

  • Occasional overnight travel.

  • Computer, telephone, personal protective equipment (i.e. safety glasses, hearing protection)

Physical Demands & Work Environment: The physical demands and work environment characteristics are representative of those that must be met by an employee to successfully perform the essential functions of this job.   • Physical: Sitting for long periods of time working at the computer or driving to job sites. Job site visits require walking on uneven ground, climbing, bending, stooping, crawling in confined or enclosed spaces. Some lifting of materials and equipment up to 50 lbs. Close vision, distance vision, peripheral vision, depth perception, and the ability to adjust focus. May work long hours during peak seasons.
  • Work Environment: Exposed to the conditions of job sites which can include loud noise, dust, fumes, and extreme weather conditions prevalent at the time. May work various shifts or hours, including early mornings, dusk or evenings. Typical office environment with adequate temperatures and lighting, low levels of noise.

BASE SALARY RANGE:
$135,833.00 - $190,167.00
The range displayed reflects the range the company reasonable expects to pay for the position. The actual base salary is subject to variation due to the role, level, geographic location, relevant education, training, or experience, among other factors.
