The Senior Construction Project Management Specialist will plan, develop and execute the construction of Nespresso USA Retail Store builds, refurbishments, relocations and temporary spaces. This role will also help deliver every project on time, within budget and scope. E2E project ownership from design to warranty management. This is a hybrid-based opportunity that will work 2 days/week onsite at Nespresso USA's HQ Office in New York City (Manhattan Herald Square) and the rest from home remotely.
Responsibilities:
Construction Management
* Manages all construction projects and builds (new stores, concept conversions, relocations, upgrades, repairs). * Reviews and ensures that the Landlord tenant criteria and construction portions of the lease are thoroughly evaluated and communicated to internal and external business partners. * Takes a project management approach for all construction projects; clear timeline, objectives, deliverables, roles and responsibilities through Retail Development Tracker and NSO platform. * Based on design development drawings, prepares construction estimates. * Consults with Retail Operations and any other necessary stakeholders to determine functional and spatial requirements for new structure or renovation, prepares information regarding design specifications and implements local requirements through Retail Committee Project review process. * Manages all preconstruction activities: obtain permit information from the permit expeditor, ensure utilities are available upon possession, distribute project contact list to vendors and contractors, alert company of commencement of construction, procures all required owner supplied items (millwork, flooring, lighting etc.) * Manages the bid phase: review and negotiate proposals, prepare general contractor bid leveling analysis, ensure all required materials and resources are available and within budgetary guidelines, and ensure all proposals are executed and returned to the vendors. * Tracks and maintains project costs-to-date through the approval of all invoices utilizing the department project accounting tracking reports, updating RECO platform from estimates to actuals. * Manages the construction phase: costs, schedule, quality, and timely completion of punch lists as well as completion of close out packages. * Manages the turnover activities to retail operations and TQM partners with on-site presence and General Contractor support. * Aligns milestones to ensure successful completion of the project within scope and budget. * Promptly identify any issues or potential issues and devise contingency plans to correct and keep project on track. * Aligns and engages with HQ throughout project to ensure design integrity. * Drives efficiencies to deliver savings to the bottom line. * Manages vendor performance and timeliness, sources new vendors when performance issues are a pattern.
Data System Management
* Maintains construction database with legal documents including business license, health department certificates, insurance certificates, and close out documents to transfer completed project to the Retail Operations Team. * Researches and inputs key materials, global insight, and local surroundings information into the Retail Development Tracker. * Ensures Weekly Construction Recap is up to date - with progress photos, completion status updates. * Aligns with local Finance team and the Nespresso HQ for capital expense budget. * Formulates reports and/or trackers concerning such areas as work progress, costs and scheduling additionally as needed.
Process Improvement
* Organizes and migrates the Retail development database to the cloud-based solution (SharePoint / OneDrive). * Create flow mapping of processes and procedures in order to create reference resources for on-boarding and contingency planning. * Identify gaps in existing RD E2E process and develop efficiencies to optimize the workflow, elevate the standards and expectations. * Spearhead needed HQ translations in design requests to suffice local market and municipality requirements.
Requirements:
* Bachelor's degree in Architecture, Planning or in a related field required; Master's degree preferred. * 3+ years of professional work experience managing luxury construction projects required, preferably Retail Store projects. * 3+ years of experience working with a Computerized Maintenance Management Systems (CMMS) required. * Must have strong project management skills with methodological and impeccable follow- through to ensure tasks are completed upon deadlines. * Demonstrated fluency in MS Office (Word/Excel/Outlook/PowerPoint) is required. * Must have excellent communication (oral and written), organizational, presentation and stakeholder management skills (including the ability to develop and maintain strong, cross-functional stakeholder relationships). * Willing and able to work under pressure to meet tight deadlines with minimal supervision. * Must have excellent problem solving and negotiation skills (with the ability to influence key business decisions). * Current or prior experience using AutoCAD or other relevant tools a plus. * Willing and able to travel up to 50% based on the needs of the team and the business required.
The approximate pay range for this position is $120,000 to $130,000. Please note that the pay range provided is a good faith estimate for the position at the time of posting. Final compensation may vary based on factors including but not limited to knowledge, skills and abilities, as well as geographic location.
