In this role, you'll play a key role in subcontractor and vendor management, bid preparation, cost control, and client interaction. Your contributions will directly impact project success and client satisfaction.

Your responsibilities will include:

    Assist in planning pre-construction operations and sequences of structures, buildings, and facilities, including multi-million-dollar industrial projects for consumer product distributors.

  • Participate in design review meetings to evaluate and assess scope, cost, and constructability of pre-construction development plans.

  • Review and interpret project specifications to determine appropriate construction methods and cost effectiveness of plans, using Revit.

  • Identify, plan, and manage vendors, subcontractors, and site visits for multi-million-dollar construction projects.

  • Collaborate with Project Manager to negotiate and award subcontracts and purchase orders.

  • Lead the development of subcontractor bid packages including NDA's, RFP, drawings, scopes-of-work, bid forms, contract attachments, schedules, and site logistics plans.

  • Prepare contracts or negotiate revisions to contractual agreements with architects, consultants, clients, suppliers, or subcontractors.

  • Prepare detailed budget estimates and cost codes for initial cost control reporting and update labor cost and summary cost reports utilizing MS Excel and Assemble.

  • Identify and qualify subcontractors and vendors for assigned scopes of work.

  • Prepare and manage Requests for Information ("RFI") and maintains RFI log.

  • Work with accounting to maintain subcontractor and vendor requirements for payment processing.

  • Maintain detailed purchase control log of supplies or materials requisition needed to complete construction projects.

  • Manage and maintain pre-construction submittals through Procore.

  • Assist in preparation of project close-out requirements including unit cost history, operations and maintenance manuals, punch list management and agency inspections.

  • Utilize Primavera P6 and Microsoft Project to plan and coordinate construction project schedules.

  • As directed by Project Manager, interact with client including correspondence, periodic reports, change order requests, submittal of pay requisitions, and response to client inquiries and directives.

  • Assist Superintendent with subcontractor coordination, safety and quality management, and job site reporting and controls.

  • Work on long or short term engagement at client locations as assigned.

To thrive in this role, you'll need:

  • Must be willing to relocate to client engagement locations within the US for short and long term assignments as needed.
  • A Bachelor's degree in Construction Management or Building Construction & Facility Management and 1 year of experience in identifying, planning, and managing vendors, subcontractors, and site visits for multi-million-dollar construction projects.
  • Interpreting project specifications to determine appropriate construction methods and cost effectiveness of plans, using Revit.

  • Preparing detailed budget estimates and cost codes for initial cost control reporting and updating labor cost and summary cost reports utilizing MS Excel and Assemble.

  • Leading the development of subcontractor bid packages including NDA's, RFP, drawings, scopes-of-work, bid forms, contract attachments, schedules, and site logistics plans.

  • Utilizing Primavera P6 and Microsoft Project to plan and coordinate construction project schedules.

Environmental Factors and/or Physical Requirements:

While performing the duties of this job, this position is required to have ordinary ambulatory skills sufficient to visit other locations; and the ability to stand, walk, stoop, kneel, crouch, and manipulate (lift, carry, move) light to medium weights of 10-50 pounds. Requires good hand-eye coordination, and arm, hand and finger dexterity, including the ability to grasp, and visual acuity to use a keyboard, operate equipment and read application/form information. The associate frequently is required to sit, reach with hands and arms, talk, and hear.
