FCI Residential is a part of Florida Crystals Corporation's real estate division, which focuses on multi-family residential development in urban and in-fill areas. The real estate division currently has approximately 3,300 units in the development process throughout Florida.
OVERVIEW
Responsible for overall maintenance of the property by having a working knowledge of the entire property's systems and related code requirements, including fire protection, security, grounds, internal structural plans, HVAC, electrical and plumbing.
DETAILED ROLES & RESPONSIBILITIES
- Inspect sites regularly to identify problems and necessary maintenance.
- Prepare weekly maintenance schedules and allocate work as per forecasted workloads.
- Interview, supervise and train their employees.
- Coordinate daily cleaning and maintenance activities.
- Oversee all repairs and ensure that work is completed on time and done correctly.
- Maintain all inventory and equipment, and ensure proper storage and logs are maintained.
- Conduct preventative maintenance schedule/work.
- Conduct follow-ups on all maintenance and repair work.
- Comply with all health and safety regulations and practices on site.
- Conduct safety inspections as scheduled.
Maintenance Support (75% of the time)
- Maintains and repairs all heating equipment such as coils, fans, blowers, controls, etc.
- Maintains and repairs electrical panels and protective wiring including all property lighting
- Maintains pool areas
- Maintains and repairs general plumbing
- Performs general carpentry repairs
- Disposes of litter and debris in hallways throughout entire property
- Cleans hallways, walkways, common areas, and front of the property on a daily basis
- Changes light bulbs when necessary
- Checks emergency equipment on a daily basis and replaces batteries if needed
- Make certain screens secure in common area windows daily, perform weekly audit of buildings
- Checks all storage areas daily to make certain they are clean and locked
- Repairs or replaces electric motors, controls, and auxiliary equipment
- Repairs and maintains central air conditioning equipment including draining, cleaning and filling cooling towers, pumps, fans and controls
- Maintains, repairs or replaces air conditioning compressors
- Assesses the level of repair needed on HVAC, appliances, electrical and plumbing systems, and if major repairs are needed, recommendations for the hiring of a licensed contractor to perform necessary repairs
- Maintains required logs and reports
- Maintains warranty on all appliances etc.
- Follow all OSHA (Occupational Safety and Health Act) standards and company safety policies.
- Responsible for maintaining the required property uniform and ensuring a professional appearance and attitude at all times.
- Responsible for knowledge of management company and community policies and procedures.
- Responsible for the care and maintenance of all equipment and supplies owned by the community and or management company.
- Lifting and carrying of weights exceeding 50 lbs. is to be accomplished with assistance at all times.
- Must have a valid driver's license and automobile insurance coverage at all times.
Supervisory Support (25% of the time)
- Provides safety training for all maintenance personnel
- Ensures that all maintenance personnel comply with all state and federal regulations relating to waste disposal, hazardous chemical labeling and handling etc.
- Reports any dangerous maintenance situations to the Property Manager
- Schedules maintenance personnel to ensure all work performed in a timely manner
- Manages the Preventative Maintenance Program
- Manages project improvements, such as painting or HVAC contract work
- Participates in and make recommendations regarding hiring, corrective actions, terminations, employee performance evaluations and promotions consistent with FCI Residential requirements
- Performs other duties outlined by the Property Manager and/or the Regional Manager

EDUCATION REQUIREMENTS
- High School diploma or general education degree (GED) preferred but not required or three years related experience or training is required. English required (bi-lingual a plus)
Required Certifications and Licenses:
- U.S. EPA Stationary Air Conditioning and Refrigeration Technician - Universal Certification (additional state and/or county certifications as required)
WORK EXPERIENCE REQUIREMENTS
- A minimum three years of full-time supervisory experience in commercial or residential building maintenance and five years of experience in the following skilled trade areas: carpentry, light plumbing work, light electrical work, painting, heating equipment, appliance repair, pool maintenance, refurbishing and cleaning of HVAC systems, or an equivalent combination of experience and training.
- Ability to plan and teach a work safety program. Ability to supervise and work with persons of all ethnic and family backgrounds and the ability to work effectively with residents. Ability to assist the Property Manager and Regional Manager with his/her duties as needed.
