Job Description:
PURPOSE According to prescribed policies and procedures of the organization including all applicable state, federal and accreditation regulations and under the general supervision of the Area Environmental Services Director, the Area Preventative Maintenance Specialist ensures quality environmental conditions for the residents and staff through preventative maintenance and general upkeep of the facilities assigned. The position ensures compliance with regulatory standards while meeting both organizational goals and customer expectations. ESSENTIAL FUNCTIONS
- Complete and document electronically generated Preventative Maintenance work orders within established timeframes, ensuring all logs are accurately updated.
- Proactively identify, report, and address safety concerns both inside and outside the community. Participate in safety committees or meetings to promote a "safety first" culture among staff.
- Identify challenges within the department and provide goal-driven solutions for improvement.
- Collaborate with community leadership to support occupancy goals and marketing efforts, and communicate with the Executive/Campus Director during visits regarding work order outcomes and completions.
- Address and complete electronically submitted Reactive work orders from residents and staff within specified timeframes, ensuring a safe and secure living and working environment.
- Assist with the management of supply inventory by ordering maintenance, housekeeping, and laundry supplies as directed, and ensure economical use of materials and equipment.
- Follow manufacturer guidelines for the safe and proper use of supplies and equipment.
- Participate in regularly scheduled team meetings as directed by the supervisor.
- Communicate effectively and honestly, in line with organizational standards.
- Meet departmental and community goals regarding attendance, productivity, and other key performance metrics.

- With respect to Resident Rights, ensures all care is provided with respect and dignity for the residents/clients, their families, and the staff. Reports all complaints made by residents/clients and/or families to the appropriate supervisors, reports all allegations of abuse, misappropriation of funds/resident property and/or any other corporate compliance, drug free workplace, safe work practices, all federal, state, and local regulations and laws.
- Completes all annual education requirements timely, including but not limited to Compliance, Privacy, Security and HIPAA training and exhibits behavior as set forth by the Code of Conduct in the performance of their duties.
