Role Purpose: The Senior Director of Global Facility Management provides technical expertise, strategic guidance and oversight of our facility and life cycle asset management programs. The Head of Facility Management is accountable for day to day facility management delivery supporting 4 distinct asset types (office, medical, pharmaceutical, and data centers) including performance management of in house and third party provider teams driving high quality performance through an outcomes-based, cost effective, customer-centric and efficient support model. This role provides technical expertise, reporting, analytics and escalation resolution to the real estate customer relationship managers and the businesses they support. The role is directly accountable for US operations and also serves as a Center of Excellence best practices sharing contact for the international portfolio Primary Responsibilities:
- Defining and delivering service levels for each asset type, supporting development of portfolio and capital plans and operating expense budgets
- Partners closely and iIntegrates effectively with other functional teams (project delivery, transactions and lease management, workplace experience, real estate international, procurement, sustainability, finance, enterprise health and safety, corporate security, global crisis management, IT)
- Performance management of third-party providers and in house teams providing facility management support to customer relationship managers and UHG businesses
- UHG real estate facility management expense budget and forecast. Effectively communicate the fiscal impact of facility management decisions in business terms. Advise and inform real estate strategy team through effective planning and forecasting activities
- Full lifecycle infrastructure asset management program strategy and outcomes for all real estate facilities across all asset types - investment strategy tied to business portfolio strategy
- Strategy and outcomes for function-specific site facility condition data (cosmetic, infrastructure, compliance) to support the real estate operating model - accurate, real-time depiction of existing site condition to support site strategy development
- Oversee the real estate facilities compliance program, in close partnership with the Enterprise environmental health and safety team; ensure real estate execution teams are leveraging and implementing the program expectations and standards
- Management of the global real estate business continuity plan
- Oversight of the third party contractor management program for real estate
- Third party 24x7 facility service center incident management/work order intake/centralized monitoring/operations impact escalation management model strategy and outcomes management
- Subject matter expertise supporting enterprise initiatives such as sustainability
- Owner of functional service levels, narrative of desired operational outcomes, and associated metrics/KPIs including reporting depiction
- Functional performance management program, including audit and controls
- Best practices management across the global facilities management platform (integrated and non-integrated)
- Establish solid understanding of market trends and current events related to administrative, pharmaceutical and medical office facility management
- Facilitate issues resolution to enable a high credibility factor between business and real estate
- Serve as Facility Management SME. Provide thought leadership for financially viable real state facility management solutions providing guidance on contracting and service levels
- Partner closely with the Real Estate Strategy team (domestic real estate client relationship manager team) supporting UHG, UHC and Optum's diverse portfolio - continuously ensures functional outcomes are aligned with customer expectations, and supports escalation with (1) reporting of performance and outcomes, (2) feedback loop to ensure calibration of outcomes expectations to executing teams programmatically

- 10+ years working in real estate with focus on facility management (clinic, healthcare, critical environment real estate preferred) preferably in a fast-paced company
- Solid senior executive management presentation skills, demonstrated experience as a "trusted advisor"
- Demonstrated experience working with internal teams as well as outsourced service providers
- Experience successfully managing staff, and ability to multi-task in a fast-paced environment
- Knowledge of current and emerging trends in facilities management, including regulations, technologies, techniques and approaches
- Demonstrated ability to lead through influence, given the predominantly outsourced nature of the operating model. This includes the ability to communicate outcomes-based expectations and not dictate "how"
- Proven excellent communication and negotiation skills, including the ability to influence and partner with key stakeholders across the organization, and a track record of implementing organizational change by fostering collaboration and consensus building
- Proven solid analytical, financial and P&L skills
- Proven exceptional interpersonal and communication skills, works well in a team environment, able to work in diverse environments and adhere to highest ethical standards

- Active membership in industry professional organizations (IFMA, BOMA, etc)
- Demonstrated network of relationships within the industry, for best practices capture
The salary range for this role is $150,200 to $288,500 annually based on full-time employment. Pay is based on several factors including but not limited to local labor markets, education, work experience, certifications, etc. UnitedHealth Group complies with all minimum wage laws as applicable.
