Three (3) years of direct experience in the skilled maintenance and operations of boiler plant systems and equipment at a facility with related technology. Demonstrated skills in: collaboration, teamwork and problem-solving to achieve goals; verbal communication and listening. Prior Navy experience in the operation of steam plants a plus.

Position Overview


Primary Purpose of Position
The Facilities Maintenance Technician - Mechanical Trades is responsible for maintenance and upkeep of the swimming pool and fountains located on campus ensuring aesthetically pleasing appearance of fountains and proper operation of swimming pool for students, faculty and staff. In addition, this position prevents interruptions in steam flow through regular maintenance and repairs on the 2 1/2 mile of underground steam lines, traps, valves of all sizes and types within man-holes and ME rooms air compressors, pumps, hot water tanks, radiators, and heating coils of all sizes and types. To provide emergency operation and/or repair service when requested. To provide skills and knowledge related to mechanical steam distribution systems.
Primary Function of Organizational Unit
T. E. Neal Heating Plant maintains the flow and desired steam pressure from the boiler plant through high pressure distribution lines to steam reduction stations within the mechanical equipment (ME) rooms and throughout campus facilities for domestic hot water, food preparation, heating and sanitation. The T.E. Neal Heating Plant operates 24 hours a day, 365 days a year.
Work Hours 7am - 4 pm Mon-Fri; Rotates working on call to handle emergencies; Essential position required to report during inclement weather (snow, ice, and other emergencies)
Is this position eligible for a remote or hybrid work arrangement, consistent with university and state policies. On-site (Employees are primarily in the office and/or have a critical job requirement that requires dedicated office space on-site)
Key Responsibilities and Related Competencies


Required Competency Knowledge - Technical
Duties
Maintain, operate and repair low pressure boilers (<30K lbs/hr) located around campus (i.e. farm and campus facilities) using correct tools; identify and install the accurate pipe fittings and valves; and fabricate guards (belts and coupling), shields, etc. by using the correct materials (iron, steel, plexiglas)
Ensure the pressure regulator valve ( PRV) quantity and quality of steam is sufficient to satisfy load demand in each of the 46+/- buildings that Steam Distribution is responsible for; air compressor/pneumatic controls operate properly;
Perform preventive maintenance on all operating equipment and assist in the troubleshooting of controls and the change out of coupling, pumps, motors, valves, etc; ensure that all condensate pumps, motors, air compressors, pneumatic controls operate properly; that the quantity and quality of feed water and discharged air is adequate to prevent damage to equipment (i.e., unburned combustibles; water side damage to boilers).
Review for adequacy and quality of assembly and welding is made by the shop foreman through an evaluation of the performance of the repaired parts and equipment;
Keep daily logs on equipment gauges, motors, pumps, chemical feeders, mechanical equipment rooms;
Distribute chemicals into chemical feeders based upon advice of the chemical vendor or the results from water analysis test;
Ensure mechanical equipment rooms, hand/power tools and work areas are clean and properly stored following completion of assignments.

Duties
Must have high regard for the safety of self and others, by the awareness of safety and health laws and regulations, by identifying and fixing potential safety problems and by using regulation safety equipment. Demonstrates knowledge of emergency procedures and plans necessary to work safely and effectively during a disaster, utilities failure, fire, or other emergency situation. Uses tools and machinery correctly and uses personal protective equipment when needed. . Makes sure a safety observer is above ground when he has to enter manholes. Maintains a safe work environment by keeping work spaces clean and orderly. Attends several safety classes during the course of the year (driver and chemical safety, confined space, lock out/tagout, etc.). .


Required Competency Problem Solving
Duties
Troubleshoots and solves problems in the operation of boilers, motors and equipment in the mechanical equipment rooms. Starts, shuts down, troubleshoots and performs maintenance and service on boilers/motors and other equipment.. Perform skilled maintenance, repairs, operations, installation, assembly, calibration, and testing of systems, components, and equipment associated with commercial/ industrial heating and boiler systems boilers.


Required Competency Equipment Operation
Duties
Independently performs more complex preventative maintenance and troubleshooting of low pressure boilers, motors and other equipment in mechanical equipment rooms and around the campus; makes adjustments/repairs as needed. Monitors the operation of equipment (shutdown, startups, etc.) determines when and what kind of maintenance is needed; makes necessary adjustments using appropriate tools, parts (seals pumps, strainers, valves, pipes, etc.). Possesses the ability to use hand tools (i.e. hammer, screwdriver, wrenches, saw) and power tools (i.e. grinder, drill, saw, needle guns).

Duties
Ensures all installations, maintenance and/or repair work meets and/or exceeds applicable codes and standards. Checks and re-checks work prior to, during and after completion. Ensures that all parts of the project work are completed. Uses appropriate record keeping methods.

Clarifies the purpose and importance of directives, instructions and messages; presents information in a clear and concise manner. Seeks input, listens and checks for mutual understanding; asks for and provides clarification as needed. Explains purpose and procedures of facilities maintenance projects in language easily understood by the customer.
