Description
This position leads HVACR and BAS technicians and related contractors in the performance and completion of HVACR and BAS systems work. The team lead is responsible for leading and coordinating HVACR/BAS technicians work while providing hands-on participation regarding the installation, operation, and maintenance of CNMC heating, ventilation and air-condition (HVACR) equipment, and associated systems to provide optimum environmental conditions. Work involved HVACR Mechanical minor to complex maintenance and service as needed to support ongoing facility operations that are initiated through work requests or as dispatched by the control room, call center , or a member of management in accordance with Hospital standards. This position is responsible for maintaining routine and complex preventative and corrective maintenance on heating, ventilation air conditioning and refrigeration equipment and mechanical equipment in accordance with manufacturers' specifications. This position will assist or provide support to the HVACR I, II, III, and BAS to resolve all issues with the HVACR and Control systems. Responds to all requests in order of priority and assists both with routine-to-complex request on an as needed basis. Ensures smooth transition of responsibilities to next shift. Responds to all hospital emergencies including but not limited to leaks, odors, fire alarms, etc. Reports all concerns to the designated specialist or manager. This position may be subject to variable hours or shifts. Must be able to perform job functions of the HVACR I, II or BAS positions. Must have a valid driver's license and the ability to operate hospital vehicles. The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job the employee is regularly required to stand, walk, use hands or fingers to handle or feel, reach with hands and or arms and to talk and hear. The employee is required to climb, balance, stoop, kneel, crouch and crawl. The employee must lift and or move up to 50lbs.
Qualifications
Minimum Education High School Diploma or GED (Required) Vocational Education Trade or Tech School in HVACR (Preferred)
Minimum Work Experience 10 years Related general HVACR and Controls maintenance; Working knowledge of all applicable EPA & OSHA standards related to the position. (Required) 5 years Hospital experience in HVACR or Controls (Preferred) 5 years Supervisory experience (Required)
Required Skills/Knowledge Expertise in the area of specialty. Strong knowledge of the HVAC Code. Math Ability: basic algebra. Good customer service skills. Important Computer Skills: Knowledge of Microsoft Office Suite and Computer Maintenance Mgmt. System Ability to navigate BMS
Required Licenses and Certifications DCRA Journeymans License (Required) And Universal Refrigeration License (Required)
Functional Accountabilities HVACR/ PLUMBING/BAS and General Assistance
- Conducts safety checks throughout the hospital complex.
- Assist HVACR I, II, III, and BAS with duties as assigned.
- Lead HVACR/BAS Technicians and Contractors as needed.
- Ensure proper and adequate installation, maintenance, troubleshooting, and repair, of HVACR related systems including steam, boilers, chillers, refrigeration systems, pumps, air compressors, blowers, fans, variable frequency drives, building automation systems and all other associated mechanical systems
- Lead, directs, participates in, and provides insight into the maintenance and improvements of HVACR and related system operations and CNMS that support work order mgmt. and preventative, corrective, and predictive maintenance programs associated with HVACR mechanical systems.
- Follows through with highest priority assignments to ensure work gets accomplished to 100% completion in a timely fashion.
- Communicates status or work to all affected or that need to be informed.
- Actively participates with facilities mgmt. trades team as a proactive solution oriented and interactive member to provide a pleasant, safe, healthy , effective, and responsive environment for coworkers, staff and patients.
- Performs complex to minor repairs.
- Assist in cleaning all HVACR system. Cleans grills, registers, and associated duct systems.
- Assist with other trades as assigned.
- Changes bearings, belts, couplers, electric motors associated with HVAC systems including pumping systems.
- Checks, maintains, installs, and repairs HVACR boxes.
- Flushes and cleans associated HVACR systems and equipment.
- Maintains, installs and repairs steam systems components.
- Maintains, installs and repairs hot water heating systems both domestic and non-potable.
- Maintains and repairs steam system including valves, regulators, and relief valves.
- Assist with chemical treatments of all associated systems.
- Assist with testing and adjustment of dampers for all systems.
- Maintains med gas system pumps, chilled water pumps, domestic water pumps, sewer ejection pumps, and condensate pumps.
- Maintains and repairs chillers and cooling towers.
- Maintains fuel pumps and associated valves, regulators, and controls.
- Maintains natural gas systems along with plumbers.
Corrective and Preventive Maintenance
- Performs corrective maintenance on equipment in accordance with manufacturer specifications
- Performs preventive maintenance of HVAC systems in accordance with manufacturer specifications
- Maintains corrective tickets. PM cards, project sheets and status board up-to-date.
Quality Assurance
- Takes the initiative to identify and report deficiencies in the physical plant of the hospital
- Diagnose and resolve trouble ticket/work orders thoroughly until completed
- Follows up with requestor after completion of a work order to ensure problem has been corrected for quality assurance/control.
- Routinely utilizes all safety measures as related to work orders and specific task
Responds to Emergency Calls
- Respond to all emergencies to include but not limited to water leaks and fire alarms and assesses damage; make repairs or notifies appropriate personnel of problems
- Ensure all jobs are fully staffed to perform tasks.
Quality Control
- Test and inspect services/work performed by maintenance personnel, along with subcontractor staff, for compliance within CNMC policy, procedures and expectations.
- Perform all daily inspection and test of the scope and character necessary to achieve the quality of construction required in the drawings and specifications for all works under the contract performed ON and OFF site.
- Will plan, organize all system inspections as required to maintain compliance with all regulatory agencies.
- Review and approve contractor and sub-contractors documentation to ensure their plan activities meet CNMC requirements.
- Devise ways of improving the workmanship process to ensure higher-quality performance and task.
Safety
- Perform regular jobsite inspections
- Coordinate and control the day to day operations of inspections, personnel, so as to provide a safe, secure and efficient working environment. Ensuring all plant and equipment is safely operated and physical resources are maintained, stored and organized to allow efficient/effective operation.
Maintain the building maintenance program
- Ensure quality control data on service and preventive maintenance is tracked in CNMC
Policies and procedures
- The position will assist with creation and maintenance of departmental Policies and Procedures.
