Primary Purpose of Job

Responsible for processing the loan file from application through approval pursuant to applicable regulatory requirements, Secondary Marketing investor guidelines and American Savings guidelines. Also responsible for the manufacturing quality of loans.

Major Job Accountabilities

  • Processes loan file to obtain all the required documentation to complete the loan file pursuant to all regulatory and underwriting requirements. This includes reviewing all required documentation, and approving conditions pursuant to the individual's delegation of authority, to ensure the approval conditions are met satisfactorily.
  • Proactively communicates with all necessary parties including the Residential Loan Officer, customer, credit reporting agencies, and title company. Responds to inquiries, resolves problems, provides status, and obtains all necessary information to obtain final approval on the loan.
  • Contacts borrowers, escrow companies and agents, insurance agents and other individuals related to the transaction to satisfy all requirements and conditions of the loan.
  • Uses reports to manage pipeline to ensure all purchase deadlines and rate lock expirations are met.
  • Stays current with investor guidelines and procedures as established by the GSEs (e.g., Fannie Mae), correspondent lenders, mortgage insurance companies, internal policies, FHA, VA, and private investors. Stays current with local and national market trends.
  • Maintains all required service level agreements.
  • Performs work at the assigned work location. May be required to occasionally work more than 40 hours per week.

Experience Required

  • Minimum three (3) years of Mortgage loan processing experience.

Required Skills Or Training

  • Experience in loan origination, loan closing and/or loan servicing or related field would be helpful
  • Knowledge of mortgage banking and consumer laws and regulations including, but not limited to, TILA, RESPA, FCRA, HMDA, and ECOA
  • Knowledge and experience of FHA, VA and other government loans.
  • Knowledge and experience in the use of various automated underwriting systems.
  • Knowledge of basic principles to adequately analyze income, assets, credit and appraisal reports for recommendation to the Underwriter.
  • Knowledge of basic principles of the documentation required to verify self-employed income (tax returns, profit and loss statements).
  • Detail-oriented with excellent organizational and time management skills; demonstrated ability to prioritize workflow and manage multiple deadlines.
  • Proficient in the use of the PC and MS Office applications. Knowledge of Microsoft Excel is required.
  • Excellent verbal and written communication skills.
  • Excellent analytical and critical thinking skills with the ability to apply logic and reasoning.
  • Position requires a high degree of confidentiality of all information in the loan file.
