GENERAL SUMMARY:

Identifies, analyzes, plans and completes the installation, repair and adjustment and preventative maintenance of mechanical equipment associated with the Heating/Ventilation/Air Conditioning (HVAC) systems and associated controls. Ensures that HVAC systems are operating at lowest energy demands. Adheres to department, local, state and national codes; leading the HVAC work in construction projects within the facility and assisting projects where needed.

PRINCIPAL JOB FUNCTIONS:

1. *Commits to the mission, vision, beliefs and consistently demonstrates our core values.

2. *Repairs and maintains HVAC machinery and mechanical equipment in accordance with diagrams, sketches, operational manuals, blueprints, preventive maintenance and manufacturers recommendations.

3. *Installs, calibrates, maintains and repairs various electro-mechanical devices related to the temperature control or building automation systems.

4. Conducts scheduled and ongoing assessment of the Building Automation System (BAS) operation.

5. May act as lead technician on some assignments and projects; provides direction, support and assistance to other staff working on the project.

6. *Conducts periodic checks of supply and exhaust systems to maintain performance at designated levels and documents the results for Joint Commission requirements.

7. *Completes Notification for Interruption of Utilities and Occurrence Report forms for equipment system failures.

8. *Monitors the building automation system and responds to any alarms or off normal conditions by making adjustments.

9. *Accurately troubleshoots malfunctioning equipment and controls using experience, learned knowledge and manufacturer's information; utilizes outside resources when needed to correct a problem in the most timely or cost efficient way.

10. Communicates/interfaces with hospital staff, patients and visitors; instructs patients, visitors and other staff on equipment operation and function.

11. Notifies appropriate personnel on the status of HVAC repairs; completes work orders with accurate and complete documentation.

12. Maintains tools to ensure safe operating condition.

13. Estimates materials needed for projects; recommends and orders parts and supplies with supervisor's approval; maintains parts inventory.

14. *Writes and updates preventative maintenance procedures and schedules for assigned equipment and control system components. Assists in management of the CMMS.

15. *Follows preventative maintenance lubrication, chemical treatment, air filter schedules for HVAC equipment and documents completion.

16. Adheres to procedures and responds to emergency plans according to hospital and department procedures; follows other department's growing/infection control procedures.

17. Backs up Energy Plant functions and personnel as assigned.

18. Enters restricted access areas, without supervision, to perform assigned work.

19. Advances work knowledge by participating in continuing education in-services, reading periodicals/literature and seeking ongoing developmental opportunities.

20. Maintains professional growth and development through seminars, workshops, and professional affiliations to keep abreast of latest trends in field of expertise.

21. Participates in meetings, committees and department projects as assigned.

22. Performs other related projects and duties as assigned.

REQUIRED KNOWLEDGE, SKILLS AND ABILITIES:

1. Knowledge of computer hardware equipment and software applications relevant to work functions.

2. Knowledge of HVAC systems, computer and pneumatic controls, systems, capability, concepts and terminology.

3. Knowledge of occupational hazards and precautions.

4. Knowledge of the methods, work practices and use and application of materials used in a variety of skilled crafts and construction trades.

5. Skill in various maintenance techniques in repairing equipment such as brazing, welding, steam fitting, plumbing, electrical, etc.

6. Ability to effectively lead and manage construction and repair projects including replacing air handlers, updating control systems, repairing/replacing steam systems and installation of HVAC in construction projects.

7. Ability to inspect a wide variety of electrical, electronic, mechanical, pneumatic equipment and related components to determine defects and needed repairs.

8. Ability to practice proper body mechanics to ensure personal and customer/patient safety.

9. Ability to read and interpret blueprints, wiring diagrams and to apply this information to the maintenance of systems.

10. Ability to communicate effectively both verbally and in writing.

11. Ability to perform crucial conversations with desired outcomes.

12. Ability to establish and maintain effective working relationships with all levels of personnel and medical staff.

13. Ability to problem solve and engage independent critical thinking skills.

14. Ability to maintain confidentiality relevant to sensitive information.

15. Ability to prioritize work demands and work with minimal supervision.

16. Ability to maintain regular and punctual attendance.

EDUCATION AND EXPERIENCE:

High school diploma or equivalency required. Coursework/technical training in engineering systems preferred. Minimum of five (5) years' experience or a technical associate's degree or Journeyman and three (3) years' experience working in a healthcare or commercial environment required. Graduation from a trade technical school with an Air Conditioning, Heating and Refrigeration or Electronics degree preferred. Possession of Journeyman HVAC Technician License preferred. CFC Universal refrigeration license preferred.

OTHER CREDENTIALS / CERTIFICATIONS:

Valid State of Nebraska driver's license required. Verification and maintenance of responsible driving record per facility standards required.

PHYSICAL REQUIREMENTS:

(Physical Requirements are based on federal criteria and assigned by Human Resources upon review of the Principal Job Functions.)

(DOT) - Characterized as heavy work requiring exertion of 50 to 100 pounds of force occasionally, and/or 25 to 50 pounds of force frequently, and/or 10 to 20 pounds of force constantly to move objects.

Periods of standing, lifting, walking, bending, pushing, pulling, climbing and crawling with occasional exposure to high voltage, high temperatures, and heights up to 25 feet, dust and noise, and exposure to wet and damp places. Work responsibilities require working in cramped, awkward positions in sometimes uncomfortable locations.
